you've come a long way and....it's time for closing!
Seller
- Please be sure that you bring a valid (not expired) ID to closing. This can be a driver's license or a passport.
- If you are signing under Power of Attorney, bring the original Power of Attorney documents. The title company will review and make a copy.
- Bring wiring information for your proceeds (bank routing and account number). If you have a personal check, this has the information you need. The bank account must be in the Seller's name (joint accounts are ok).
- If there is a trust- bring the trust documents and Tax ID for the trust.
- If there is a deceased party on title, bring the original death certificate.
- Take a look at the list of closing locations, below and select the most convenient location for you. Let your agent know where you would like to close so that they can get this scheduled.
- The title company will transfer water. You will need to call your electric & gas company to let them know that the buyers will be calling to transfer utilities on closing day.
Buyer
- Please be sure that you bring a valid (not expired) ID to closing. This can be a driver's license or a passport. Some lenders need two forms of ID - ask your lender what they need.
- Contact the title company directly over the phone for wiring instructions and do not use instructions you receive by email to avoid issues with wire fraud.
- Contact your lender to get the exact dollar amount you need for closing.
- Contact your bank as soon as possible to make sure funds will arrive at title by the closing date.
- Take a look at the list of closing locations, below and select the most convenient location for you. Let your agent know where you would like to close so that they can get this scheduled.
- After everyone has signed, you will get a code to the lockbox so that you can remove the key to the house. The lockbox will be removed within 48 hours of closing.
- Please be sure and call the utility companies to transfer utilities into your name. The title company will handle water.
