The big day may have come and gone, but keep in touch as we’re always up to something new and exciting. If you have not already signed the property disclosures, please do this as soon as possible. You would have received these from me through CTMe and chances are that you have already signed them. Here are the documents I am referring to:
Seller's Property Disclosure
Square Footage Disclosure
Closing Instructions
Source of Water
Lead Paint Disclosure (if built before 1978)
The contract outlines all of the documents requested by the buyer in section 10.6. Please gather all of these documents (if you have them) and send them to me in one email as soon as possible. If the documents are large manuals or things that do not make sense to email, just let me know what you have and maybe the buyers can review them during the home inspection.
I know you are tired, but keep up the momentum with the house! The buyers are now anticipating all of the expenses of buying the home, the stress of moving, and may want to show your house to family/friends for their approval. Keeping your house looking great will keep them encouraged to continue moving forward and help them overcome fears. You also want to put your best foot forward for the appraiser since the purchase depends on the appraisal value.
It is also important to maintain lawn care
and snow removal.
Utilities need to stay on until closing day. This is important so that the buyers can easily inspect the property and know that everything is functioning properly at their final walk through. As we get closer to closing, you can call the utility companies and let them know that service will be transferring to the buyers on closing day. The title company will transfer water service for you.
Please keep heat and AC set to a comfortable temperature when there is a scheduled home inspection or walk through.
If the house is vacant in the winter- please be sure that you keep your heat set appropriately to avoid frozen/bursting pipes.
Here are some tips: 1. Clean and declutter- this gives the impression of a well-maintained home and allows the inspector to easily access everything. 2. Label your fuse box if possible. 3. Replace light bulbs and batteries. 4. Make sure your smoke detector and carbon monoxide detector work. 5. Clear gutters 6. Replace the Furnace Filter 7. Take care of anything that can easily be fixed- minimizing the list means less overwhelm for buyers, helping to keep your deal together. Giving the inspector full access to all of the systems in and outside of your home will ensure a smooth inspection. Unlock gates, doors, fuse boxes. 8. Find somewhere to go during the home inspection and secure pets or take them with you.
Unless your closing date falls on the due date or during the grace period for your mortgage, please be sure that you make the payment. If you are unsure about grace periods, reach out directly to your mortgage company to ask them if you should pay or wait for your closing. As we get closer to closing day, the title company will request a payoff from your mortgage company.
The title company will also order a status letter from the HOA. This will note everything that needs to be paid at closing including any unpaid dues. Once you see the status letter come through, do not make any more payments.
All of the dates and deadlines that will govern this process are laid out in section 3.1 of the contract (and the counter-offer if there was one). Each line item is numbered, provides a reference number to the paragraph within the contact if you want more information, the name of the event, and the date or deadline associated with it.
I will guide you through this process and you can call me with questions any time. I just wanted to make you aware of this so that you can easily reference specific events if/when needed.
When the title binder is delivered from First American Title, please look this over for accuracy in your name(s), address, sale price. If you see an liens, judgements, or anything else that you believe to be a mistake, please let me and our title closer know.
The title company will order the HOA documents and deliver them to the buyer. There are many specific documents that need to be delivered and it is best to allow them to provide this service to avoid any mistakes. If you would like to save the expense (around $100), please let me know and I will notify our title closer.
